Property appraisers from the Fort Bend Central Appraisal District (FBCAD) are walking through Fulshear and other Fort Bend County neighborhoods to inspect homes, the district announced in a public notice.
The visits are part of FBCAD's routine process to verify that property records match what's actually on the ground, My Neighborhood News reported. The inspections come as the district works through a year in which residential property values across Fort Bend County rose about 3.88% from 2025 to 2026, according to an FBCAD press release issued April 1.
During an exterior visit, appraisers may examine a home's size, construction quality, physical condition and visible improvements such as new buildings or structures. They may also measure the outside of a home to confirm recorded square footage. FBCAD noted that its exterior measurements sometimes differ from builder-provided figures because the district measures from the outside, while builders often calculate interior living area.
Not every home gets a visit each year. FBCAD said properties are appraised annually, but the district also uses aerial photography and other data to review characteristics without sending someone to the curb.
One detail Fulshear homeowners should know: FBCAD appraisers will never ask to inspect the inside of a home without a prior appointment. Anyone who shows up unannounced and requests interior access does not represent the district.
How to verify an appraiser
If an unfamiliar person is inspecting a property, homeowners should ask the individual to identify themselves and then call FBCAD directly at 281-344-8623 to confirm. The district's office at 2801 B.F. Terry Blvd. in Rosenberg is open Monday through Friday, 8 a.m. to 4:30 p.m. Homeowners can also email [email protected] or visit fbcad.org.
Jordan Wise, FBCAD's chief appraiser, said in a Jan. 28 statement that the district aims to keep property owners informed. "The appraisal district is here to serve all of our community," Wise said. "Whether you are a homeowner, business owner, disabled veteran, or taxpayer, it is important for you to be informed about the property tax system."
FBCAD has not connected the inspection notice to any particular scam. Homeowners who believe their property's recorded characteristics are wrong can contact the district at 281-344-8623 to request a review.
