Nearly 250 new homesites are coming to Cross Creek West's north tract in Fulshear, including the community's first homes priced above $1 million, Johnson Development Co. announced Tuesday, Sept. 1.
Three builders new to the community will join the expansion: Toll Brothers, David Weekley Homes and Partners in Building. Partners in Building will offer custom homes on 80-foot lots within a gated neighborhood, with prices starting at roughly $1.1 million. Sales and a model home are planned by the end of 2026.
The north tract marks a shift for Cross Creek West, the 1,258-acre master-planned community along FM 359 north of downtown Fulshear. The southern section has offered lots ranging from 45 to 60 feet wide. The north tract stretches that range to 80 feet, accommodating the larger floor plans luxury buyers expect.
Toll Brothers will build on 65-foot lots with six floor plans and four exterior elevations per plan. Pre-sales are expected before a model home opens in spring 2027. David Weekley Homes will also build on 65-foot lots, debuting plans from its new Texas series, with sales expected shortly before its own spring 2027 model home opening.
Existing builders are expanding north, too. Highland Homes and Newmark Homes have been tapped for 70-foot lots, and both plan new model homes. Newmark plans to begin pre-sales in mid-September with 10 floor plans, six of which include multi-generational configurations. Highland Homes is developing floor plans specifically for Cross Creek West.
Highland Homes and Ravenna Homes will offer plans on 60-foot lots, while Coventry Homes and Newmark will build on 50-foot lots. Perry Homes and Westin Homes continue on 45- and 55-foot lots. All builders are expected to be actively selling in the north tract by spring 2027, according to Johnson Development.
Sam Seligmann, vice president and general manager of Cross Creek West, said the expansion follows strong demand. "With over 160 home sales this year, Cross Creek West has grown quickly, and this new phase will meet that demand," Seligmann said in the announcement.
Johnson Development launched Cross Creek West in 2022 with plans for more than 3,000 homes on FM 359 at Jordan Road, in Fulshear's extraterritorial jurisdiction. The community has reached roughly 840 homes, with about 300 lots still available in the southern portion. Buildout is expected around 2030.
The expansion arrives as Fulshear's population continues to surge. The U.S. Census Bureau estimated the city reached 64,630 residents as of July 1, 2025, up nearly 300% from its April 2020 base. Census figures ranked Fulshear the second-fastest-growing U.S. city among communities of at least 20,000 in both 2022-2023 and 2023-2024.
That growth is reshaping schools. Lamar Consolidated Independent School District (Lamar CISD) opened Haygood Elementary within Cross Creek West in August 2025. Two more campuses, Debbie Urbanski Junior High and Troy Williams High School, are scheduled to open in 2027 within the north tract. More than 100 acres of the master plan have been set aside for Lamar CISD campuses.
Lamar CISD Chief Learning Officer Christ Cottongame said in an Aug. 17 Community Impact report on enrollment trends that growth is concentrated in Fulshear, though it is happening districtwide. The district projects enrollment increases of 1,600 to 1,900 students per year through at least 2031.
Newmark Homes' mid-September pre-sales offer the earliest entry point for buyers eyeing the north tract.
