Home sales across Katy and Fulshear fell 24% in August, with 563 closings recorded compared to 738 a year earlier.

The decline hit four of the six local ZIP codes, according to data first reported by Community Impact. ZIP code 77493 posted the steepest drop in sales volume at 34.12%, yet still led the area with 224 closings.

Prices slid, too. Median home sale prices fell year over year in four of six ZIP codes.

ZIP code 77423 recorded the largest median price decline at 6.73%. ZIP code 77493 ran counter, posting a 6.06% median price increase.

The $200,000–$399,999 price range dominated the market, accounting for 306 of the 563 sales.

The local slowdown outpaced the broader region. Single-family home sales across Greater Houston fell 11.5% in August, according to the Houston Association of Realtors (HAR). The regional median home price fell to $330,000.

Compared to 2019, the Greater Houston market has seen a 20.1% overall decrease in single-family home sales, HAR data shows. Affordability for Houston-area homeowners improved year over year for 22 of the last 25 months, outpacing the national rate of 15 of 25 months.

"Buyers have more options and more time to make decisions, while sellers continue to benefit from relatively stable prices," HAR Chair Theresa Hill of Compass RE Texas said in a Sept. 15 Community Impact report on the regional data. "That's a healthier environment for consumers and a positive sign for the long-term strength of our market."

The August dip follows a mixed summer for local sales. In July, 673 homes sold across the same ZIP codes, a slight increase from 667 a year earlier. June saw 720 sales, down from 745 the prior year.

New-home sales across the Houston area also weakened in August. Closed new-home sales fell 12.4% year over year, from 2,125 to 1,862, according to HomesUSA.com data reported by Houston Agent Magazine. The average new-home price rose to $469,398.
