Vestas, the Danish wind turbine manufacturer, leased a 131,300-square-foot warehouse near Brookshire to support spare-parts distribution across North America.
The deal makes Vestas the latest international company to plant a flag in the Katy-Brookshire industrial corridor. That corridor now spans 13 million square feet of industrial space and includes Tesla's roughly $200 million Megapack battery plant.
Vestas-American Wind Technology signed the lease at Enterprise Park at Twinwood, as Realty News Report first reported Aug. 19. The 17-acre property sits about a mile south of Interstate 10 near Discovery Hills Parkway.
Bart Blakely-Henderson, Vestas' head of real estate and facilities management for the Americas, told Realty News Report the Brookshire site "… supports our business today while providing flexibility for future growth."
JLL represented Vestas. CBRE represented landlord Twinwood Industrial Owner LLC, affiliated with Panattoni Development. Vestas opened a downtown Houston office in 2025 and also operates in Portland, Oregon, Boston and Colorado.
Tesla, Grundfos anchor the corridor
Tesla's Megapack battery manufacturing operation at Empire West in Brookshire is the corridor's largest project. Tesla plans to occupy more than 1.6 million square feet across two buildings.
The Waller County Commissioners Court approved a 10-year, 60% property tax abatement for Tesla in a 3-0 vote on March 5, 2025. The abatement is contingent on employment benchmarks: 375 jobs by the end of 2026, 750 by the end of 2027 and 1,500 by the end of 2028.
Grundfos, the international pump manufacturer, broke ground in summer 2026 on an approximately 143,000-square-foot expansion of its Brookshire campus. Houston-based National Property Holdings broke ground in July 2026 on Katy Prairie Business Park along Igloo Road. That two-building project will add 1.08 million square feet of manufacturing and warehouse space.
Existing corridor tenants include Igloo Products, Goya Foods, Amazon, Costco, H-E-B, Medline, Ferguson and TMEIC.
A 20-year strategy
The Waller County Economic Development Partnership (WCEDP) launched a 20-year strategy in June 2026 called "Waller County Forward." The plan positions the corridor as an "inland gateway" with access to I-10, U.S. 90, Union Pacific rail and Houston Executive Airport.
"What we have done here, we have done on purpose and with purpose," WCEDP Executive Director Vince Yokom told Covering Katy News when the initiative launched.
The corridor is targeting aviation, food processing, logistics and energy companies, Yokom said in an Aug. 7 interview with Community Impact. The coalition behind the strategy includes the cities of Katy and Brookshire, Houston Executive Airport and industrial developers.
A spec-building incentive program has helped generate the corridor's industrial footprint. As of January 2026, the WCEDP was working on more than $2 billion in additional investment opportunities, most in advanced manufacturing, according to Covering Katy News.
Waller County's gross domestic product reached approximately $5.7 billion in 2023, roughly double the 2018 figure. Yokom estimated it had grown to between $6.1 billion and $6.5 billion by January 2026.
Between 1,500 and 2,000 acres remain available for development. The WCEDP's updated strategic plan is expected by the second quarter of 2027.
