Houston-based Wan Bridge is building a 144-home rental community on South Mason Road, near Katy Mills and LaCenterra at Cinco Ranch.

The project, called Cadia Grand Court, is under development at 7603 S. Mason Road in Fort Bend County, Covering Katy News reported Saturday, Oct. 3. The community is expected to open in late 2027.

Cadia Grand Court is a build-to-rent development, meaning the cottages and townhomes are built as individual rental homes rather than traditional apartments. The homes stay under one owner and are professionally managed as a single community.

They will not be sold individually.

The site sits near the Westpark Tollway and Grand Parkway. Although it carries a Richmond mailing address, Wan Bridge describes the location as part of the West Houston corridor. The developer points to Katy Mills, The Shops at Bella Terra and LaCenterra at Cinco Ranch as nearby retail and entertainment destinations.

Plans call for private fenced yards, attached garages and layouts that maximize natural light, according to a Construction Review Online report on the project. Community amenities include a resort-style swimming pool with shaded pergolas and a dog park, according to the Covering Katy report.

Wan Bridge is handling the project in-house, from design through leasing and property management.

The developer is also using Cadia Grand Court to showcase AiWB, a construction technology platform it launched in 2026. The system uses artificial intelligence and project data for site selection, scheduling, purchasing and construction management.

Ting Qiao, CEO of AiWB, said the company invested about $26 million into the platform. He said it has increased year-over-year home starts and completions by 40% to 50%, Bisnow reported.

"By integrating real-time data and smarter scheduling … we are already seeing meaningful efficiencies," Qiao said in a statement announcing the project.

Wan Bridge was founded in 2016 and operates build-to-rent communities across Greater Houston, Dallas-Fort Worth and Central Texas. The company has launched multiple new communities in 2026, including Ivy Forest Estates in Pearland and a 201-unit project in Lewisville.

No rental pricing or floor plan sizes have been released for Cadia Grand Court. The community is listed as "coming soon" on Wan Bridge's website.
