EōS Fitness plans to build a 42,677-square-foot gym with an outdoor workout area at the southwest corner of Spring Green Boulevard and Cinco Terrace Drive, near the Westpark Tollway, according to project filings for the development.

The privately funded project carries an estimated construction cost of $6.5 million. Construction is scheduled to begin Oct. 23, 2026, with completion set for Oct. 23, 2027. The facility would include a 2,480-square-foot outdoor exercise area, bringing the combined footprint to 45,157 square feet.

The gym would be the brand's second operating location in the Katy area. EōS already runs a gym at 1719 Spring Green Blvd. near FM 1463.

A third Katy-area location is also in the pipeline. EōS is a confirmed anchor tenant at Texas Heritage Marketplace, the $400 million, 165-acre mixed-use development at Interstate 10 and Texas Heritage Parkway, where it will occupy roughly 40,000 square feet adjacent to Heritage Grove, a five-acre public green space, according to Covering Katy News. NewQuest Properties, the Houston-based developer, plans to deliver that location in the first quarter of 2027, according to the Houston Chronicle.

That timeline tracks with what NewQuest has said publicly. "With a project this size, we typically develop it in phases … But the demand for retail in this high-growth area is immediate so everyone is committed to getting it done as quickly as possible," David Meyers, NewQuest's managing director of leasing and development partner, told Covering Katy News on Aug. 18 about the broader Texas Heritage Marketplace buildout.

EōS operates on what it calls a "High Value, Low Price" model, with memberships starting around $9.99 per month. The company's website lists the Cinco Terrace Drive location as a coming-soon gym with planned 24-hour daily operation and amenities including a cardio theater, sauna access, group fitness classes, personal training and body-composition scanning.

The chain is growing fast. It reported in February 2026 that it had surpassed 2 million members nationally after expanding its footprint by more than 20% during the fourth quarter of 2025. In 2023, EōS announced plans to develop 50 new locations across Greater Houston and Dallas-Fort Worth, projecting roughly 2,800 Texas jobs by 2028.

The Cinco Terrace Drive gym would serve Cinco Ranch and surrounding west Katy neighborhoods. The Texas Heritage Marketplace location sits along the 6.5-mile Texas Heritage Parkway corridor connecting I-10 to Fulshear, serving communities including Cane Island, Cross Creek Ranch, Jordan Ranch, Sunterra and Tamarron.
