Median home sale prices dropped year over year in four of six Katy- and Fulshear-area ZIP codes in July, even as total sales rose to 673 from 667 a year earlier.
The data, reported by Community Impact on Aug. 26, shows four of the six local ZIP codes saw sales volume grow, with ZIP code 77423 posting the largest jump at 70.73%. ZIP code 77493 led in raw volume with 245 homes sold.
Still, prices softened in most areas. Only two ZIP codes gained: 77423 saw its median price climb 10.76% year over year, and 77094 rose 4.64%, reaching the area's highest individual sale price at $575,500.
Homes sitting longer
Sellers are also waiting longer for offers. The average number of days on market increased in four of six ZIP codes. Homes moved fastest in ZIP code 77094, averaging 32 days. ZIP code 77423 sat the longest at 86 days, up from 78 days in June.
The pattern mirrors June, when days on market also rose in four of six local ZIP codes, according to Community Impact's June report. But June's price picture was more mixed: median prices rose in three of six ZIP codes that month.
Regional context
The local cooling aligns with broader Houston-area trends. The Houston Association of Realtors (HAR) recorded a record 40,750 active single-family listings regionwide in July, up 3.4% from a year earlier, according to My Neighborhood News. Houston's inventory reached 5.5 months, and homes spent an average of 53 days on market versus 50 days a year ago.
The average 30-year fixed mortgage rate fell to 6.54% in July from 6.72% a year earlier, per HAR data.
"Buyers are definitely still out there, and when the home is priced right, it's moving … The difference now is they're not feeling quite as rushed, because there are simply more homes to choose from," HAR Chair Theresa Hill said in a July 30 Community Impact report covering June market data.
What buyers are spending
Of the 673 local sales in July, 341 fell in the $200,000–$399,999 range, making that bracket the most common price point for Katy-Fulshear buyers.
My Neighborhood News also reported strong new-home activity in nearby Brookshire, citing HAR data. That adds competition for resale sellers in fast-growing communities across Katy and Fulshear.
August data will provide the next monthly snapshot heading into fall.
