Katy shoppers will get a new off-price option on the I-10 corridor after a state construction filing revealed Nordstrom Rack as the planned tenant for the long-empty Bed Bath & Beyond space at Shoppes at ParkWest.

The 37,992-square-foot store at 24600 Katy Freeway, Suite 100, would sit alongside DSW Designer Shoe Warehouse and Dick's House of Sport near the northeast corner of Interstate 10 and Katy Fort Bend Road. The former Bed Bath & Beyond building has stood vacant since the home-goods chain's nationwide bankruptcy liquidation in 2023.

A filing with the Texas Department of Licensing and Regulation, first reported by Covering Katy, lists the project as "Nordstrom Rack – Shoppes at Park West." Renovation work is scheduled to begin Jan. 14, 2027, with shell construction estimated for completion by Aug. 12, 2027. The privately funded project carries a $250,000 estimated construction cost and includes core-and-shell improvements plus a demising wall to carve out space for a future tenant.

That August 2027 date reflects shell work only. Interior build-out, hiring, inventory deliveries, inspections and employee training would follow. Nordstrom Rack had not publicly announced a Katy opening date, hiring timeline or job count as of July 31.

Expansion strategy targets suburban growth

Nordstrom Rack is Nordstrom's off-price division, selling apparel, shoes, accessories, beauty products and home goods at discounts of up to 70% off full-price Nordstrom merchandise, according to the company.

Nordstrom Rack president Gemma Lionello told Forbes in November 2025, discussing the chain's national expansion plans, that the goal is to become each community's "hometown store," ideally within about 15 minutes of where customers live or work. The company is pushing toward 400 stores nationwide by 2028, up from nearly 300 at the end of 2025.

Texas already has 27 Nordstrom Rack locations and eight full-price Nordstrom stores, according to Chain Store Age. In the greater Houston area, roughly five Rack stores operate near Willowbrook Mall, Memorial City Mall and the Galleria area. Recent Texas expansion announcements also include McAllen and New Braunfels.

I-10 corridor keeps attracting retail investment

The Nordstrom Rack filing lands as the Katy Freeway corridor continues drawing major projects. NewQuest broke ground in July on the $400 million Texas Heritage Marketplace in west Katy, the largest development site on the I-10 corridor in the city, according to Shopping Center Business.

Houston-wide, retail occupancy surpassed 95% in 2025, according to Realty News Report, driven by a region that has added more than 1.5 million residents since 2010.

No official announcement from Nordstrom Rack or Shoppes at ParkWest management has confirmed the project beyond the state filing. A formal opening date is expected closer to construction completion.
